Compare the ownership arrangement

A condo or townhouse label is the beginning of the review. Ask for the current declaration, association budget, dues schedule, insurance information, reserve information, and any planned assessments. Establish which parts of the home and exterior are maintained by the owner and which are handled by an association.

Check the details behind lock-and-leave

Walk the route from parking to the front door, check stairs or elevator access, and consider how deliveries, guests, storage, pets, and time away will work. Ask who handles exterior upkeep and how repair requests are managed. Compare those responsibilities with the way you plan to use the home.

Verify waterfront access and boat slips

A water view does not establish ownership of a boat slip or a right to use a dock. Request the documents for any slip, shared waterfront, pool, or other amenity advertised with the unit, and confirm whether it is deeded, assigned, leased, or separately available.
